This Social Impact study examines how the ongoing restoration of Dolphin Square affects the wellbeing, quality of life and daily experiences of residents, staff and wider estate users. We explored how large-scale urban renewal can take place within an occupied estate while maintaining community cohesion.

Findings show that trust, clear communication and predictability shaped experiences more than disruption itself. The project also generated wider social value through local employment, stronger community ties and sustainable, heritage-sensitive construction practices, positioning Dolphin Square as a model for future live-in restoration projects.

In collaboration with the World Economic Forum and Avison Young, we co-created the playbook for embedding social value into large-scale urban regeneration.

Participants from across sectors contributed to key areas such as investor perspectives, interoperability, and political leadership—helping shape the evolution of the Standard and accelerate its industry-wide adoption.

Our A-Delphi study, staged and delivered at MIPIM, brought together 12 industry leaders—including policymakers, developers, occupiers, authorities, and investors—to explore new models of cross-sector collaboration in real estate.

Using CirQ’s circus-based mental wellness program as a live scenario, participants engaged with real-world challenges around scaling, stakeholder collaboration, and impact measurement—gaining hands-on insights into strategic decision-making for mission-driven startups.

We shadowed a 6-week Innovate UK–supported trial led by a creative mental wellness startup using circus arts to support wellbeing.
